Who We Are
About Pappas Hotels
Pappas Hotels is a boutique hotel acquisition and asset management company specializing in limited-service hospitality properties across the United States. Built on a foundation of trust, transparency, and alignment of interests, we partner with like-minded partners on a property-by-property basis.
Each hotel acquisition is its own separate investment opportunity. We invest our own capital alongside our partners in every deal, communicate openly and regularly, and focus relentlessly on long-term value creation. Every acquisition decision, every operational improvement, and every capital investment is made with the same goal in mind — generating attractive returns for all partners involved.
We target select-service and limited-service hotels in markets with strong demand drivers — including energy, education, sports, tourism, and military. Our disciplined underwriting process and hands-on asset management philosophy allow us to identify opportunities others overlook and extract value through operational excellence.
Leadership

Dean Pappas
Founder & Principal
Dean founded Pappas Hotels in 2020 with the acquisition of the Sleep Inn & Suites in Moundsville, West Virginia, and has since grown the portfolio to three hotels across West Virginia and South Carolina — adding the Holiday Inn Express & Suites in Aiken in 2023 and the Courtyard by Marriott in Clemson in 2025.
He is hands-on in every property, from underwriting the acquisition to overseeing operations and reporting directly to the partners who invest alongside him.
A graduate of the Cornell University School of Hotel Administration, Dean also has a career in yacht brokerage, representing buyers and sellers in high-value, relationship-driven transactions. That combination — formal hospitality training and years of getting complex deals across the finish line — shapes how Pappas Hotels approaches every acquisition and every partner.
Operating Partner
Meyer Jabara Hotels
The relationship between the Pappas and Jabara families spans decades, and it carries through to how our hotels are run today. Day-to-day operations at our South Carolina properties — the Holiday Inn Express & Suites in Aiken and the Courtyard by Marriott in Clemson — are managed by Meyer Jabara Hotels, a hospitality management company founded in 1977 and headquartered in Danbury, Connecticut.
Meyer Jabara operates roughly fifty hotels across 19 brands in 21 states, including Marriott, Hilton, Hyatt, IHG and Choice flags, from 16-key boutiques to a 508-room convention hotel. What sets them apart is continuity: the average tenure of a Meyer Jabara general manager exceeds eleven years, and the company manages hotels for its partners the same way it manages the hotels it owns. That owner's mindset, paired with institutional-grade revenue management, accounting and brand relationships, lets Pappas Hotels stay focused on acquisitions and asset management while each property is run to a consistently high standard.
